The scope of this project included Fire protection, and Structural engineering. Confirmed integrity of existing racks, upgraded anchor bolts for increased load.

Created complete set of architectural and structural plans and calculations for removal of two walls separating the kitchen from the living and dining rooms in a 2-story town-home. The pantry was be replaced with an island, FAU moved to attic, and tank-less water heater added. additional bathroom added to second story. Master and bedroom closets reconfigured.

This project was initially designed by another team of designers and engineers. The plans were not clear and the general contractor took many shortcuts. The project was red tagged due to the contractor's faulty work. At this point we were hired to investigate the construction deficiencies and redesign the porch addition. A new set of structural and architectural plans we designed were approved by the city. Investigation analysis of construction defects was provided to the client's attorney.

Just Tires, Tustin

This Just Tires location was cited by the Fire department for unpermitted high piled storage (HPS) of rubber tires, a high hazard commodity. Rigsbee Engineering provided Fire Protection and Structural Engineering services to resolve this issue. Design and engineering included a new rack layout plan with proper aisle widths and structural analysis for gravity and seismic loads on the existing foundation and walls of the building. Rack design was in accordance with 2016 CBC, ASCE7-10, and ANSI MH 16.1 Specification for the Design, Testing and Utilization of Industrial Steel Storage Racks. This complete package was accepted by the building department and fire department for construction.

Just Tires needed a new truck lift. We designed and engineered the foundation for the new lift. Got plans approved with the city and dealt with a Certificate of occupancy issue for the client that was blocking the issuance of the construction permit.

Carriage House, Hollywood

A Carriage House across a property line in the Historic Preservation Overlay Zone (HPOZ) Hollywood Grove conversion to two Accessory Dwelling Units (ADU), each with an addition. This project included two properties with separate owners. Rigsbee Engineering provided full scope to achieve plan check with the Los Angeles department of building and Safety. This set included; Structural, Civil, Architectural, Energy, Green plans and calculations. There were many issues in this project beginning with a citation from LADBS due to the exiting structure's dilapidated condition. We worked with the HPOZ and planning department to ensure the historic fabric of the building would remain intact. We partnered with the building department to ensure Additions to the carriage house that the homeowners desired would be possible. The additions were quite large and were initially thought to be too much for the local code required floor area ratio. We conducted a Residential Floor area Analysis with included site measurements to prove the addition did in fact meet the municipal requirements. New foundations and wall were constructed under this restoration project. Some siding and barn doors were reconditioned to meet the requirements of a renovation rather than new construction.
